How often should a fire alarm system be serviced?

How often a fire alarm system should be serviced: weekly responsible-person testing vs periodic competent-person servicing, and what each service visit covers.

Direct answer

A fire detection and alarm system needs two separate kinds of attention: routine weekly testing carried out by the responsible person (or a nominated person), and periodic servicing carried out by a competent person or service organisation. Routine testing is weekly. Periodic servicing is commonly carried out multiple times per year for many systems, though the exact interval depends on the system and risk. Confirm the exact servicing interval for your system against the current BS 5839-1 recommendations and any requirement of the authority having jurisdiction for your premises; do not rely on a fixed number without checking.

  • Products / Models: All Hochiki Europe addressable and conventional systems (general guidance)
  • Firmware / Version: Not applicable
  • Region: UK
  • Standards: BS 5839-1 (servicing and maintenance)

Routine weekly testing vs periodic servicing

  • Routine weekly testing — carried out by the responsible person (or a nominated person), typically weekly, see How to carry out the weekly fire alarm test. Does not require a competent third-party engineer.
  • Periodic servicing — carried out by a competent person or service organisation at intervals appropriate to the system; commonly multiple visits per year for many systems, but this is general guidance only and must be confirmed against the current BS 5839-1 and the risk profile of the premises.

What a service visit typically covers

  • Functional checks of the panel and a sample of detectors, call points and sounders.
  • Battery condition and standby power checks.
  • Review of the fire log book and any outstanding faults since the last visit.
  • Confirmation that the system continues to meet its design category and intended coverage.

Relationship to the log book and certificates

  • Each service visit should be recorded with a service certificate or report, and noted in the fire log book.
  • Service records form part of the documentation trail alongside the design, installation, commissioning and acceptance certificates — see What certificates should a fire alarm system have?.

When to contact technical support

  • If you are unsure of the servicing interval appropriate to your system or premises.
  • If a service visit identifies a fault that needs manufacturer-level support.

Safety note

This article is general guidance for Hochiki Europe products. Installation, commissioning, maintenance and modification of fire detection and alarm systems must be carried out by a competent person in accordance with the applicable standards (for example BS 5839-1 in the UK) and the requirements of the relevant authority having jurisdiction. Always refer to the current product manual and data sheet for the exact model before carrying out any work.
